Radon Mitigation & Maintenance

Radon Mitigation

What is radon mitigation?
The EPA recommends that you take action to reduce your home's indoor radon levels if your radon test result is 4 pCi/L or higher. A radon mitigation system when properly installed will reduce your radon levels.

Is it difficult to mitigate radon?
Radon mitigation can be complicated. An experienced radon mitigator can solve the problem.
There is no substitute for experience.

How should you choose a mitigation professional?
The radon mitigation professional you choose should be licensed, but qualifications should not stop there. This is not a plumbing job. Your mitigation professional should be able to qualify the system that they recommend for you. The long term cost of a poorly designed radon mitigation system will be excessive and  may actually damage your property.

Are there different types of mitigation systems?
Yes. Some systems that are suitable for an apartment or a small condominium are terrible choices for single family homes and larger condominiums. Be careful!
Once again, there is no substitute for experience.

Mitigation Maintenance

Active Sub-Slab Depressurization Systems:

These systems are virtually maintenance free. Simply check the manometer (tube with blue liquid) periodically. Liquid level should line up with the red arrow.

Positive Pressure Mechanical Ventilation:

These systems have a filter on the intake vent on outside of building. The location will vary from home to home. Gently pry the center (grill) out of the frame. You do not need to remove screws. Remove, wash and reinstall filter. Filter should be cleaned approximately every three months. These systems also are equipped with a manometer. If timer is in the run cycle, liquid level should line up with red arrow on label. If the timer is on the off cycle, liquid levels will be even. This does not necessarily mean the system needs service.

Energy Recovery Ventilation Systems:

These systems have internal filters that need to be rinsed, dried, and reinstalled every three months. The paper core should be dry vacuumed once a year.
